Most DSCR loans don’t get denied because the borrower is unqualified.
They get denied because the deal was structured wrong from day one.
I’ve been on the lender side for 10 years—underwriting, processing, account management—and I’ve seen thousands of DSCR files.
Same story every time:Deals getting submitted that were never going to work.
That’s not a borrower problem. That’s a structuring problem.
1. RENT IS WRONG
Most people use surface-level rent estimates.
Lenders typically use the Market Rent on the Appraisal
If the DSCR doesn’t hit—even slightly—the could die or need restructured.
What I do:
Break down realistic rent comps
Structure the deal to fit one of the many DSCR programs before submission
2. WRONG LENDER
Every DSCR lender is different:
Credit overlays
Property restrictions
Cash-out rules
Most brokers just throw deals out and wait for UW to kill the deal.
What I do:
Match the deal to the right lender upfront
Eliminate last-minute denials and loan restructures
3. OVERLEVERAGING
Trying to squeeze max LTV kills deals.
Looks good on paper… doesn’t close.
What I do:
Structure deals with realistic leverage
Adjust LTV so it actually funds
4. NO PRE-UNDERWRITING
This is the biggest one.
Deals get submitted blind:
No real doc review
No scenario testing
No upfront problem solving
No rate shopping
What I do:
Pre-underwrite every deal
Catch issues before the lender does
Shop rates for the client
5. OVERPAYING FOR DSCR
Most investors are getting hit with:
4–6 points
Junk fees
Bad execution

No nonsense
