If you’re a Realtor or loan officer, you’ve probably run into this scenario:
You have a deal that makes sense—but it doesn’t fit conventional financing.
Investor borrower
Income doesn’t qualify
Property doesn’t meet agency guidelines
Timeline is tight
Now you’re stuck trying to figure out where to send it… or the deal just falls apart.
THIS IS WHERE MOST DEALS GET LOST
Not because they’re bad deals.
Because they’re either:
Sent to the wrong lender
Structured incorrectly
Or never pursued beyond conventional options
There are a lot of deals that could close—but don’t—simply because no one knows how to handle them.
WHAT I DO
I focus on DSCR and non-QM investor loans.
My background is on the lender side—underwriting, processing, and structuring deals—so I approach this differently than most.
I don’t just submit loans and hope they work.
I:
Structure the deal upfront
Match it to the right lender based on guidelines
Clean up the file before it ever gets submitted
The goal is simple:Get deals approved cleanly and close without unnecessary delays.
WHO THIS HELPS
This is useful if you’re:
A Realtor working with investor buyers
A loan officer who doesn’t offer DSCR or non-QM
Someone with a deal that doesn’t fit traditional guidelines
If you’re not sure what to do with a deal, that’s usually where I come in.
REFERRAL OPPORTUNITY
If you have a deal that doesn’t fit conventional and it ends up closing, I offer a referral fee.
Straightforward process
Paid at closing
No involvement needed beyond the introduction if you prefer
The goal is to help you keep the deal moving—and make sure you’re compensated for it.
FINAL THOUGHT
Not every deal fits conventional financing.
That doesn’t mean it shouldn’t close.
A lot of these deals just need to be structured the right way from the start—and matched to the right lender.
NEXT STEP
If you have a deal you’re not sure what to do with, send it over.
I’ll take a look and let you know if there’s a path forward before it ever hits a lender.
