This file involved a foreign national borrower purchasing a non-warrantable condo using short-term rental income to qualify. The borrower also needed a lender that could handle a Remote Online Notarization (RON) closing.
The loan was originally submitted in August with a lender offering pricing around 7.35%. At the time, the structure worked and the file was moving forward.
But when it came time to lock, the lender's pricing had jumped to approximately 8.00%. That was not acceptable for the borrower.
With a closing deadline less than two weeks away, Bear VII Equities immediately went back to the market and started reaching out to lender partners. The challenge was not just finding a lower rate. The replacement lender also had to handle a non-warrantable condo, short-term rental income, a foreign national borrower, Remote Online Notarization, and a very tight closing timeline.
Bear VII identified a lender partner that could execute on the complete scenario while offering significantly better pricing. The borrower ultimately locked at 6.875%, improving the terms materially and helping save the deal.
The timing was just as important as the rate. The loan was submitted to the new lender on September 2 and cleared to close on September 9 — just 7 days from submission to clear to close.
Why this deal matters
Mortgage pricing can change quickly. A lender that makes sense when a loan is initially submitted may no longer be the best option several weeks later.
